Position Summary
The Property Manager is responsible for the overall management, performance, and maintenance of assigned properties. The role ensures operational efficiency, tenant satisfaction, financial performance, and compliance with legal and safety regulations. The Property Manager acts as the primary point of contact for tenants and stakeholders, ensuring properties are maintained to high standards while controlling costs and protecting asset value.
Key Responsibilities
1. Property Operations
- Oversee day-to-day management of residential, commercial, or mixed-use properties.
- Ensure properties are well-maintained, safe, and fully operational.
- Coordinate maintenance, repairs, cleaning, and security services.
- Conduct regular property inspections and ensure standards are maintained.
2. Tenant & Client Management
- Serve as the main point of contact for tenants.
- Address tenant inquiries, complaints, and service requests promptly.
- Ensure high levels of tenant satisfaction and retention.
- Manage lease agreements, renewals, and terminations.
3. Financial Management
- Prepare and manage property budgets.
- Monitor income, expenses, and profitability.
- Approve invoices and control operational costs.
- Ensure timely rent collection and manage arrears.
- Provide financial and performance reports to the Head of Operations.
4. Maintenance & Asset Protection
- Coordinate preventive and reactive maintenance programs.
- Ensure repairs are completed within budget and agreed timelines.
- Protect and enhance the value of company assets.
- Monitor contractor performance and service quality.
5. Compliance & Risk Management
- Ensure compliance with health and safety regulations.
- Manage insurance requirements and risk assessments.
- Ensure all statutory inspections and certifications are up to date.
- Maintain proper documentation and property records.
6. Vendor & Contractor Management
- Source, negotiate, and manage service providers.
- Monitor contractor performance and service agreements.
- Ensure quality standards and cost efficiency.
Qualifications & Experience
- Proven experience in property management or facilities management.
- Strong financial and budgeting skills.
- Knowledge of lease agreements and property regulations.
